Publishing rules for professionals, paid-visibility rules and complaint procedure.

Price, taxes and renewal

Plans are contracted by whole months and invoiced in advance. The current price of each plan and each visibility add-on is shown on the professionals page, and that is the price applied: no amount is charged without having been published beforehand.

The tax depends on where the client is established, not on where the portal is. Clients established in the Canary Islands are charged IGIC at the general rate. Businesses and self-employed professionals established in mainland Spain, the Balearics or another EU Member State are charged no tax: the service is located at their place of business and they account for the tax themselves under the reverse charge, a wording that appears on the invoice. Consumers in another Member State are charged their own country’s rate through the one-stop shop. For clients established outside the European Union the supply is out of scope.

The subscription renews automatically for equal periods unless cancelled. Any price change is communicated thirty days in advance and does not apply to a period already invoiced; if it is not accepted, cancellation takes effect at the end of that period with no penalty.

When changing plan mid-period, only the difference in proportion to the remaining days is charged or credited.

Cancellation and refunds

Cancellation is requested from the billing panel itself: no phone call, no retention form and no notice period. It takes effect at the end of the period already paid for, which is enjoyed in full.

There is no cancellation penalty and no minimum term on any plan.

Amounts for periods already used are not refunded. Amounts for a period started and not enjoyed because of an interruption attributable to the portal are credited pro rata.

Where the person contracting is a consumer rather than a professional — the case of a private individual ordering a valuation report — they have fourteen calendar days to withdraw without giving a reason, unless they have expressly requested immediate performance and acknowledged that doing so forfeits that right, under the consolidated Spanish Consumer Protection Act.

What happens if a payment fails

A failed payment does not interrupt the service immediately. Notice is sent by email, the charge is retried, and there is a grace period before any restriction.

From the fourteenth day no new listings can be created, and those already published remain visible. From the twenty-first day the listings stop being shown.

Hiding an advertiser’s listings is a restriction of the service: it is notified with its specific reasons and with the internal and external routes of redress, under article 17 of Regulation (EU) 2022/2065. Once payment is settled, the listings are shown again with no further formality.

Data and portfolio are kept for the legally required period after cancellation and can be recovered during that time.

Who may publish

Any estate agency, adviser or independent consultant operating in the Canary Islands may publish, provided they evidence their identity and their registration for economic activity.

Listings are registered by the agency or the independent adviser. Where the professional works alone, they register themselves. Each adviser’s personal data — their photograph, their introduction video and the languages they speak — is provided by the adviser themselves using personal, non-transferable credentials.

Prior verification

No listing is published without document verification of the advertiser’s identity and of the property’s cadastral reference. This is the portal’s rule and admits no exception for volume or for length of custom.

The advertiser declares that they hold an instruction letter, mandate or sufficient title over each property they publish, and undertakes to withdraw it within 48 hours of it ceasing to be available.

Prohibited content

Listings of non-existent or unavailable properties, bait pricing, photographs that do not correspond to the property, third-party personal data without consent, and conditions discriminating on grounds of origin, sex, religion, disability, age, sexual orientation or any other personal or social circumstance are not accepted.

Nor are holiday-rental listings that claim to hold a licence without being able to evidence it before the Canary Islands Tourism Registry.

Paid visibility

Visibility products — featured placement, top positions, island cover and country campaigns — are always identified as such in results, and the search tells users how many positions on an island are taken.

Paid visibility does not alter a listing’s information or its verification: it pays to be seen sooner, not to appear more trustworthy.

Suspension of content and accounts

The portal may remove a listing, restrict its visibility or suspend an account where they breach these terms or the law.

Every measure is notified to the party affected with a clear and specific statement of reasons: the facts, the legal or contractual ground applied, whether automated means were used, and the redress available, under Article 17 of Regulation (EU) 2022/2065.

Against anyone making manifestly abusive use of the reporting mechanism, or repeatedly publishing manifestly illegal content, temporary suspensions apply after prior warning, under Article 23 of the same Regulation.

Complaints

Any decision to remove, restrict or suspend may be challenged through the portal’s internal system, free of charge and available for six months from the decision. It is resolved with reasons and under the supervision of qualified staff, not by automated means alone.

Users may in addition turn to an out-of-court dispute settlement body certified under Article 21 of Regulation (EU) 2022/2065, without prejudice to judicial remedies.

Prices and billing

Prices are published excluding IGIC (Canary Islands indirect tax). Subscriptions are monthly with no lock-in; cancellation takes effect at the end of the current period. Visibility products are billed per unit and contracted period and are not pro-rated once started.

Changes to these terms

Any change is notified to advertisers fifteen days in advance. An advertiser who does not accept it may cancel without penalty before it takes effect.

These texts are published in Spanish and English. In case of discrepancy the Spanish version prevails. The portal’s other language versions link to the English one.

PROTOTYPE. There is no company behind this site and the identity fields appear in brackets, unfilled: a legal notice with an invented tax ID would be a document that appears to identify a real party. Before going live these must be completed and all four texts reviewed by a qualified lawyer.
